This building is in a great location for retail or restaurant, near Hopkins complex on E. Monument St , one half block from the Northeast Market. It was in terrible condition when the current owner bought it to transform into a restaurant during the pandemic. The interior has been completely gutted from the basement to the roof rafters, and the walls have been rebuilt as needed, repointed, shorn up, etc. There is new sub-flooring on all levels, there is a new, larger extension to the rear of the building, exterior concrete has been laid in the alleyway and the back of the building, a new steel security door at the rear, repurposed wrought iron gates for the alley, two new smaller roofs for the new extensions, new siding at main level extension at the rear, new windows at the front second and third floors, and much more. The building has planning engineering drawings that have been permitted/approved by the city for a restaurant. The building is a blank slate, currently in RAW cold shell shape, ready for a new owner to complete. Although planning permission has been received for a restaurant on the first two levels and an office on the top floor, the new owner can ask for permit permission on a variety of uses. None of the systems have been installed for that reason, as configurations will change based on use. This building was purchased with ground rent allegedly in place, but the current owner has been trying to redeem it for almost two years through the title company that settled the property. The ground rent holder has not responded, and the State of Maryland has issues with allowing redemption because the building is listed as commercial rather than residential, and they say they can only redeem through the State if the ground rent is residential. All that is being fought, and the current owner is still trying to redeem it. The building is in RAW shape and can only be entered at your own risk, and only with the owner and/or owner and lister accompanying. There is no electric, so it is dark.
